Why fall is the most important season for your home

By the time the first hard freeze hits the Pittsburgh area, the easy fixes have gotten harder. A couple of hours of fall prep saves you the cost — and stress — of an emergency repair in January.

Outside the house

• Clean gutters and check downspouts drain away from the foundation
• Seal exterior gaps and re-caulk around windows and doors
• Add or replace weatherstripping and door sweeps
• Shut off and drain exterior faucets and hose bibs
• Inspect the deck and railings before the snow load arrives
• Touch up exterior wood and trim before it's too cold to paint

Inside the house

• Test smoke and carbon-monoxide detectors and replace batteries
• Reverse ceiling fans to clockwise to push warm air down
• Check for drafts around outlets and switches on exterior walls
• Replace HVAC filters
• Look for ceiling stains that signal a roof or flashing issue
